Property Inspections and Assessments
Let’s be honest…..rental properties take a beating. The theory is to keep the properties rented as much as possible; however, this also increases the wear and tear. A handful of homeowners live within a few hours of our area and can visit more frequently than those who live further away. Most of these owners do a great job at helping keep their properties updated. It is a team effort between Seaside Vacations and the homeowner to keep these properties in the best possible condition. We realize that most of the owners cannot come down to the beach as often as necessary, so we are the “eyes and ears!”
How do we assist in keeping properties in good condition? Simple, we perform property inspection before each rental. A member of the Seaside Team checks every unit for cleanliness, damage, ac filters, vacuum bags, light bulbs, and the overall condition of the unit. No one knows your property better than you, but we run a close second!
Since we care about your property as much as you do and want to maximize its rental potential, we try to keep all owners abreast of any repairs and upgrades that may be beneficial to you and to the guests. We realize how difficult it can be to arrange and oversee work that needs to be done on your property. That is why we offer additional services at no cost to you for coordinating and renovations or repairs you may need. Want to redecorate a whole room? No problem. We will be happy to help you with that!
One of the most important aspects of keeping guests coming back year after year is cleanliness. You can be the lowest priced company in town, but if the property is not clean and maintained properly, they will not return. Unlike many companies who allow guests to do the departure cleaning, we hire professionals to clean behind each and every rental. In our condominium rentals, we provide linens for the guests. The cleaning and linen services are included in every condominium rental. For house rentals, guests can rent a bundle of linens from us if they choose not to bring their own.
We also offer deep cleaning services to get the properties thoroughly cleaned in the offseason. In addition, we will arrange for carpet and upholstery cleaning upon request. Owners have the choice of cleaning their own property after they use it or having Seaside take care of it for a reduced fee.
No matter how new the property, maintenance issues will arise. For those who have warranties, we will assist you to the best of our ability in contacting the appropriate person(s) to make repairs to your property. Here at Seaside Vacations, we go above and beyond to handle all maintenance issues with great care and sensitivity. We do not want our homeowners “nickel and dimed” to death! Each owner has different needs one maintenance program is not a perfect fit for everyone. We offer our homeowners two different options for maintenance. Option 1 is basically a “pay per call” way to handle maintenance issues. In other words, if Seaside has to go to your property for a toilet that will not stop running, the owner will pay for the parts to make the repair as well as a $25 service call. The Option 2 maintenance plan is $125 annually and offers unlimited service calls, where the homeowner is only charged for parts and not the $25 service call every time we go to the unit to make a repair.
We will gladly use any vendor you choose for repairs that require professionals such as AC, plumbing, electrical, etc. If you do not have a preference, we will use our vendor of choice.
Seaside Vacations has always maintained highly competitive commission rates. Our goal is to keep our rates low so that our owners have more income to market their unit, make repairs or upgrades, or simply put in the bank! Commissions vary from property to property. The rental manager will be happy to discuss these further.
When owners refer guests to their properties, we lower the contracted commission rate for that reservation to 10%. Monthly rentals also receive a reduced commission rate.
We make money when you make money….period. An empty property benefits no one. The Seaside Team recognizes and responds to changes in the vacation rental industry on a continuous basis. For years Seaside has worked diligently to brand our name in the rental market. A state of the art website, premiere website hosting, direct mail, and rack card distribution are only a portion of our integrated marketing program. We are committed to driving traffic to our website through organic SEO practices, PPC campaigns, email blasts, blogs, and social media. Seaside Marketing department utilizes independent search engine tools such as Active Search Results to gain higher rankings in Google and other top search engines.
All of our print materials, such as brochures, magazine and newspaper ads, direct mail pieces, and so forth are all provided at no additional cost to our owners.
All active owners on our rental program receive a username and password to access a personalized link for their property. From this link, owners can view monthly statements, view future reservations, reserve time for themselves in their property, and communicate directly with the Seaside Team via a comm. panel. This is a useful tool that allows homeowners to keep current with the status of their property.
